Aracena housing prices rise by 20% in five years, Sanlúcar de Guadiana increases by over 37%

The price per square metre in Aracena reaches €1,180 in July 2026, 20% more than in 2021, while in Sanlúcar de Guadiana, houses rise by 37.4% in five years.

The rural real estate market in the province of Huelva has also become more expensive. Aracena records an average price of €1,180 per square metre in July 2026, according to the latest data from Idealista, compared to €983 in August 2021. The increase is around 20.04% over five years, as reported by huelva24.com.

The evolution has not been constant. The mountain municipality exceeded €1,200 per square metre in February and March 2026, before moderating to the current figure. Nevertheless, it remains below the average of Huelva capital, which stood at €1,754 per square metre in August 2026, according to the same source.

In Sanlúcar de Guadiana, data from RealAdvisor for August 2026 places the median housing value around €1,250 per square metre. By property type, houses reach €1,592. In the last year, house prices have risen by 11.5% and flats by 9.1%. Over a five-year window, the increase is 37.4% for houses and 44.5% for flats, more than double that of Aracena.

The platform providing data for Sanlúcar uses its own methodology that combines various sources and estimates, so its figures are not directly comparable to the series from Idealista used for Aracena.

The municipality on the border with Portugal has emerged in recent years as a destination for people from other countries and those swapping large cities for small towns. This is the case for Egle Kazdailyte, who moved from New York to Sanlúcar de Guadiana.

Remote work allows certain professionals to live far from urban centres. This profile finds in towns with tourist appeal, good road connections, and basic services an option to settle, even though the residential offer is limited.
