The Government has launched the Casa 47 portal, which aims to provide 2,300 affordable rental homes in Spain. However, there are no properties available in Madrid or Barcelona, where the market is in higher demand.
The Government launched the Casa 47 portal on Monday, a new system to channel public housing offers and facilitate access to affordable rentals. According to expansion.com, at its inauguration, the portal offers 800 properties, a figure expected to rise to 2,300 in the near future.
Despite the growing need for housing in the market, the initial catalogue is well below demand, as it currently does not include properties in Madrid or Barcelona, two of the cities with the highest rents. The Government assures that more properties will be added each quarter.
The President of the Government, Pedro Sánchez, has indicated that rental contracts will have a duration of 14 years, with an option to extend up to 75 years. Additionally, tenants will not pay more than 30% of their income in rent, depending on the characteristics of the property and the local economic situation.
Those interested in accessing a home must prove their economic situation by presenting relevant documentation, such as their income tax return. The allocation of homes will be done by lottery before a notary among those who meet the requirements.
Among the general requirements to access a Casa 47 home are having Spanish nationality or legal residency, being of legal age, and not owning a property, except in certain cases. The net annual income of the household must be between 1,200 and 4,500 euros per month.
Currently, there are seven open calls, with the deadline for applications being September 21. These include batches of homes in Asturias (18), Catalonia (93), Castellón (157), Valencia (91), Alicante (153), Navarra (34), and Galicia (99).
