The 'Casa 47' portal, launched by the Government, has faced criticism for its limited offer of affordable rentals and for not complying with regulations in its listings. Only 800 homes have been presented, none in the major capitals.
The new Casa 47 portal, introduced last Monday by the Prime Minister, Pedro Sánchez, and the Minister of Housing, Isabel Rodríguez, has been denounced by the Rental Observatory due to several irregularities. According to published data, the portal only offers 800 affordable rental homes, with an additional 1,500 more expected soon, but none of these properties are located in Madrid or Barcelona.
The Observatory has pointed out that the listings do not comply with the regulations set by the Government itself, as they do not identify the stressed residential market areas. This information, which should be visible, is not accessible to those interested in the housing listings.
Moreover, the listings lack information on overall energy consumption and do not present the energy label, as well as details on facilities, supplies, and additional costs such as community fees.
Despite the criticism, Isabel Rodríguez has defended the portal, arguing that the criticisms stem from “absolute ignorance.” The Government plans to incorporate up to 40,000 expropriated homes through the Sareb.
Rental contracts through Casa 47 will have an initial duration of 14 years, extendable up to 75 years, and tenants will not have to allocate more than 30% of their income to rent. However, the Observatory indicates that some prices exceed this limit, as in the municipality of Turís, where the rent for certain homes can represent more than 35% of disposable income.
