Home sales in Spain have experienced a significant drop of 7.7% in July, with a total of 60,050 transactions, marking the largest year-on-year decline in over two years. This information, provided by the College of Registrars, also reveals that a total of 118,000 property sales were recorded, representing a fall of 4.7% compared to July 2025.
Among the autonomous communities, only four have recorded increases in total sales: Galicia (+3.2%), Murcia (+3%), Castilla y León (+2%) and Navarra (+0.4%). On the other hand, the largest declines have occurred in Melilla (-23.4%), Balearic Islands (-15.4%), Aragon (-11%) and Basque Country (-10.5%).
Regarding home sales, Navarra (+26.4%), Castilla y León (+6.2%) and Castilla-La Mancha (+2.4%) are the only communities where an increase has been recorded. The most significant declines have occurred in Cantabria (-17.6%), Balearic Islands (-15.6%) and Asturias (-15.5%).
In absolute terms, Andalusia leads the number of transactions with over 22,500, followed by Catalonia, Valencia and Madrid, all exceeding 11,000 transactions.
Mortgages have also shown a slight decline, with more than 57,400 total mortgages constituted, representing a 0.6% decrease compared to the same month last year. In particular, mortgages on homes have fallen by 4.2% year-on-year, marking the second decline of the year after May.
