In August 2026, housing prices in Spain increased by 15.6% compared to the previous year, reaching €3,166 per square metre. This trend has been maintained for 70 consecutive months, although the pace of growth has begun to moderate.
The price of second-hand housing in Spain rose by 0.4% in August compared to the previous month, representing a year-on-year increase of 15.6%. This data comes from information published by Fotocasa, which indicates that the average price of 80 square metre homes has risen from €219,020 to €253,270 in the last year.
María Matos, director of Studies and spokesperson for Fotocasa, indicated that, although prices continue to rise, August has recorded “the most moderate increase of the year so far.” This “begins to outline a slight de-escalation in the intensity of the price increase,” Matos pointed out.
By autonomous communities, all have experienced increases in the last year, with Murcia standing out with an increase of 28.8%, followed by Cantabria with 18.5%, and the Valencian Community with 17.1%. The regions with the highest prices per square metre are Balearic Islands and Madrid, with €5,443/m2 and €5,431/m2, respectively.
In 48 of the 50 provinces analysed, the year-on-year price of housing increased in August. The provinces with the largest increases include Murcia and León, with increases of 28.8% and 25.7%, respectively. In contrast, Soria and Teruel are the only ones that have recorded decreases in their prices.
In provincial capitals, the average price has also increased, with San Sebastián leading at €7,141/m2. The capital with the most affordable price is Zamora, which stands at €1,681/m2.
