Home sales in Spain decreased by 5.1% in July compared to the same month last year, totalling 61,417 transactions. Despite this drop, it is the highest figure since October 2025.
Home sales in Spain experienced a decline of 5.1% in July 2026, according to data published by the National Statistics Institute (INE). A total of 61,417 operations were recorded, indicating a setback following the 1.6% increase in June.
The decrease is attributed to a reduction in new home transactions, which fell by 1.4% to 13,289 transactions, and second-hand homes, which dropped by 6.1%, reaching 48,128 operations.
Of the total home sales in July, 93.8% corresponded to free market homes, with 57,607 operations, a 4.4% decrease compared to the same month in 2025. Protected homes, on the other hand, suffered a decline of 14.4%, totalling 3,810 transactions.
Compared to June, transactions increased by 3.6%, driven by a rise in both used home operations (3.5%) and new ones (4.1%).
In the cumulative total for the first seven months of the year, home sales show a setback of 3%, with declines of 2.6% in new home operations and 3.1% in used ones.
The regions with the largest increases in transactions were Navarra (+26.4%), Galicia (+10.8%), and Castilla y León (+9.7%). In contrast, Asturias (-15.2%), Baleares (-14.3%), and País Vasco (-12.4%) recorded the largest declines.
